The Balcony is fully booked for the 2026 season.

After the 2026 season, The Balcony will become our family's beach home and will not be available for rentals in 2027.
While we have no current plans to offer rentals beyond 2026, that could change in the future. If you'd like to be notified should we decide to reopen bookings, please join our notification list.

Payment Details
When are payments due?
1st Payment: To secure your reservation, a $500 "hold our date" deposit is due within 48 hours of receiving the rental agreement. This deposit will become your $500 refundable security deposit once you finalize the rental. If you are booking after January 1st for the same year, your 1st payment should also include 50% of the rental rate (excluding taxes) along with the $500 security deposit. Failure to make the 1st payment within 48 hours will result in the release of your reservation.
2nd Payment: Due on January 1st of your rental year, 50% of the rental rate (excluding taxes). No 2nd payment if booking after January 1st for the same year.
3rd Payment: Due 45 days prior to arrival, the remaining 50% of your rental rate plus taxes (12.75%).
If your rental date is 45 days or less away at the time of booking, the payment due within 48 hours of receiving the rental agreement includes the $500 security deposit and the full rental rate plus taxes (12.75%).
Security Deposit Policy: Your $500 "hold our date" deposit becomes a refundable security deposit, returned within 14 days of departure if no damage. We understand accidents happen; just let us know, and we'll work it out together!

Cancellation Policy
All payments made are fully refundable within 180 days of reservation less a $250 cancellation fee.
Travel Insurance
Travel/Trip Insurance - IT IS NOT INCLUDED in your stay! We do a lot of things well - but selling trip/travel insurance is not one of them. And it's not legal for us to sell, as we aren't authorized agents.
But PLEASE consider purchasing it! Keep in mind hurricane season happens every year, so if you are renting in September or October it is definitely a wise decision. And if you are renting during prime summer season, in case of the unexpected, please purchase it to protect the huge investment you have made to take a vacation!
