From Our Family to Yours
We're the Jones family — Ben, Jennifer, Evan, Nate, and Jason — and we're so glad you're here. The Balcony has been our family's home since September 2020, and we've put a lot of love into every corner of it.
For us, the beach has always been a special place. We hope it becomes one for you too. May your week be filled with great food, good people, and plenty of beach memories.

How to Work the Locks
You'll receive your entry code by text at least one day before arrival. The same code works on both the main entry door and the bonus room door.
Click anywhere on the keypad to wake it up.
Enter your entry code.
Press the checkmark icon on the bottom right.
To lock when leaving: click and hold the lock icon on the bottom left until you hear it engage.
Main entry is at the top of the carport stairs. Bonus room is through the clear glass door in the carport.

TV Setup — 10 TVs Throughout the House
All TVs use Hulu Live TV — think of it like cable with local networks, popular channels, and a cloud DVR.
Remotes are labeled by room — please don't move them. Backups in the laundry room, top left cabinet.

Here's what's already here — no need to pack most of this.
Beach Gear
12 Tommy Bahama chairs, 4+ umbrellas, boogie boards, skim boards, beach toys — available while they last.
Beach Cruisers
5 adult bikes with locks. Code: 0613. Park securely wherever you go.
Bed Linens
Clean sheets on all beds. Top bunk & trundle sheets are left on the bed or in the dresser. Sofa bed sheets are in the laundry room, far left upper cabinet.
Bath Linens
Towels & washcloths for 12 guests under each vanity. We don't provide pool or beach towels — pack those!
Den Wet Bar
Built-in ice maker, glass rinser, bar glasses, and a Margaritaville Frozen Concoction Machine.
Video Arcade
60 retro games on free play. Keep it off when not in use. HDMI port on the right side connects your own gaming system to the Den TV.
Games & Puzzles
Board games in the Den (end table + top left wet bar cabinet). Collapsible puzzle table under the great room couch.
Laundry
Washer & dryer on the middle level. Laundry tabs, dryer sheets, and Cascade tabs provided — please leave extras for the next guests!
Cornhole
New for 2026! Set up in the expanded pool area. Always store bags in their plastic case when not in use.

How to Convert the Sofa into a Bed
This is a Spaze Oslo sofa — it works a bit differently than a traditional pull-out. Follow these steps in order.
Fold the backrest forward toward the seating area first. This is the step most people miss — it must fold forward before it can lay flat. Don't force it backward.
Open the zippered compartments on the sofa — there are hidden support legs inside. Two in front, two in back.
Extend all four support legs. Without them, the bed won't sit level or be properly supported.
Lay the sofa completely flat into bed position.
Add clean sheets from the laundry room, far left upper cabinet.
To convert back: raise the backrest, retract and zip up the support legs.

Pool & Hot Tub
No children under 12 in the hot tub.
Do not attempt to jump from The Balcony into the pool. Please.
Pool Service
Gulf Stream Pools services the pool on check-in day and returns mid-week for chemical checks.
Water Level
If the water falls below the mid-line of the skimmer on the south edge, refill using the hose outside the north gate at the edge of the cornhole lane.
Pool Umbrella
Close and tie it when not in use. Don't use on windy days.
Gate Access
Keep all 3 pool gates fully closed at all times. Gate key is in the laundry room, top shelf, far upper left cabinet.
Hot Tub Tips
- Keep the cover on when not in use so the water stays warm.
- Don't stand on the cover.
- Keep the TV remote dry. If it gets wet, backup is in the laundry room top left cabinet.
- Point the remote directly at the IR receiver at the bottom of the TV. On/off button also on the right side of the TV.
Cornhole
The turf can get hot in direct sun — check before going barefoot. A quick spray from the hose outside the north pool gate will cool it down fast. Always store bags in their case when done.

Departure Checklist
- ☐ Pile all used sheets and towels in front of the laundry room.
- ☐ Load and run the dishwasher. Hand wash anything that doesn't fit.
- ☐ Remove all food from fridges and freezer.
- ☐ Remove all trash from inside the house and around the pool area.
- ☐ If you used the grill, clean it and return any empty propane tanks to the carport.
- ☐ Return any moved furniture to its original spot.
- ☐ Log out of any apps you personally signed into on any TV.
- ☐ Double-check that you haven't left anything behind.
- ☐ Turn off all lights and lock all windows and doors.
- ☐ Text "Checked Out" to 252-227-0133 as soon as you leave.
